Most real estate transactions require title insurance to be
purchased by the buyer, especially when the property is being financed.
This is also the case when a property is being refinanced.
Title insurance protects both the buyer and the lender against financial loss.
When you are buying a home or refinancing your mortgage, you are the one who will be paying
the closing costs. You, therefore, have the right to choose who your title and
closing agent will be. When we represent you, unless there are rare and exceptional circumstances,
you will not pay any more than you would if a title company handled the closing, yet you will
receive the full compliment of our legal services at no additional charge.
By informing your real estate agent, mortgage broker or lender that you
want us to represent you, you will receive superior service at very competitive prices.
If you are selling your home, we are available to provide
any combination of the following services:
contract review, preparation of closing documents, review of the closing
statement, and attendance at the closing with you or on your behalf.
We only charge for the specific services for which we are hired and we
would be glad to provide you with a quote for those services upon request.
We also represent clients who are purchasing, selling or
refinancing commercial real estate, from multimillion-dollar apartment buildings
and shopping centers, to office condominiums.
We have extensive experience negotiating and preparing commercial
contracts, consulting with lender’s counsel, dealing with conduit lenders,
whether in the origination of the financing or its defeasance, preparation and
review of leases and, of course, the examination of title and surveys.
For your convenience, we close transactions in Broward, Miami-Dade and Palm
Beach Counties.
Lastly, we provide legal counseling and services to those
homeowners and investors seeking assistance in matters related to “short
sales”, foreclosures and negotiated settlements with lenders.
